Driveways, pool decks and walls on large lots
Lots here tend to be big, so the jobs are big too: long concrete driveways with turnarounds, pool decks that wrap a whole backyard, and retaining walls where a yard steps down toward the lake. A 4-inch slab is the usual residential driveway minimum, with control joints about 8 to 12 feet apart. Long runs need more joints and a clear plan for where water drains, because a driveway that sheds onto a neighbor's slope or back toward the garage causes problems for years.

Granite bedrock and what it means for excavation
The community takes its name from the rock under it. The whole area sits on granodiorite of the Penryn Pluton, a Cretaceous-age body of granite-type rock, and the name also comes from the bay of Folsom Lake (created in 1955) next to it. For concrete work that cuts two ways. Rock is a stable base compared with expansive clay, but it can make digging for footings, wall bases and thickened slab edges slow and expensive. Foothill soils east of Sacramento are often described as clay, decomposed granite or shallow rocky ground, so one lot can have all three.
Ask each contractor what they expect to hit, whether rock removal is priced in or billed as found, and how they will compact any decomposed granite under the slab. Two quotes can differ a lot on this one line.
Placer County permits for Granite Bay
Granite Bay is a census-designated place, recognized by the Placer County Board of Supervisors on July 28, 1987, not an incorporated city. Placer County requires an encroachment permit for any work in a county-maintained road easement or right-of-way, and residential driveways are one of the typical cases. The county's Department of Public Works conditions, issues and inspects those permits. Ask your contractor who applies and whether the fee is in the quote.
- Private flatwork on your own lot: the state building code exempts driveways and sidewalks not more than 30 inches above adjacent grade and not over a basement or story below. Confirm with Placer County, since we did not verify the county's own exemption list.
- Retaining walls: the state baseline is a permit above 4 feet from the bottom of the footing to the top, or any wall supporting a surcharge such as a driveway or slope above it.
- Pool decks: if the deck is part of a pool permit, the pool contractor's permit may already cover it. Ask.
Housing age and replacement work
The Census Bureau's median year built for Granite Bay homes is 1987, earlier than Roseville (1998) or Folsom (1997) next door, and about 90 percent of homes are owner-occupied. That puts many original driveways and patios at 30 to 40 years old, the age when driveway replacement or resurfacing comes up. If the slab is broken into many pieces or has settled repeatedly, replacement is usually cleaner. If it is sound but worn, resurfacing or sealing may be enough. A contractor who sees it in person can tell you which.
Typical national installed ranges, not Granite Bay quotes: about $6 to $12 per square foot for a plain driveway, $12 to $25 for stamped concrete and $20 to $60 per square foot of wall face for a concrete retaining wall.
